Project Manager

Responsibilities

  • Determine and define scope of work and deliverables
  • Identify and manage risks of a project
  • Draft and submit budget based on scope of work and resource requirements
  • Manage costs and risks in order to meet budget
  • Provide direction over contracts and subcontracts
  • Manage in conjunction with superintendent schedule and activities
  • Issue project progress updates as needed regarding costs and timelines
  • Ensure work is done in compliance with contract documents
  • Select and manager subcontractor and supplier relationships
  • Coordinate between architects, designers, engineers and subcontractors

Required Qualifications

  • 5-7 years construction experience in project management
  • Ability to anticipate potential issues prior to them arising
  • Comprehensive knowledge reading and understanding blueprints, drawings and specifications
  • Proficient in Microsoft Office and general computer software
  • Demonstrated knowledge of construction, engineering and architecture principles
  • Ability to budget, schedule, negotiate and control costs
  • High degree of familiarity with contract and subcontract documents, terms and conditions
  • Strong leadership and management skills
  • Ability to create and maintain a CPM Schedule.

Superintendent

Responsibilities

  • Oversee, lead and manage the operations of a construction site
  • Coordinating and overseeing all work on site
  • Attend and manage production meetings with owner, subcontractors, architects, engineers and any other party attending
  • Prepare and manage and control the GPM schedule
  • Ensuring quality standards are met
  • Understand the construction budget and work with construction manager in controlling costs
  • Daily scheduling of all tasks including but not limited to ordering materials, subcontractor activities, equipment requirements
  • Ensuring the on-site safety compliance, cleanliness and orderliness
  • Maintain records for site personnel such as daily field reports, field order and RFI’s
  • Liaison with inspection authorities regarding approvals
  • Ability to conduct all owner meetings speaking to the needs of the project
  • Prepare timely weekly reports and submit

Requirements

  • Strong leadership, proactive and perform well under pressure
  • 5 plus years of experience as a Construction Superintendent
  • Proficient with MS Office Word and Excel
  • Proficient with scheduling software, and other applications
  • Proficient with taking and uploading digital photographs
  • Ability to interpret and build according to drawings, specifications and other documents
  • Excellent communication and interpersonal skills
  • Outstanding organizational skills

Estimator

Responsibilities

  • Explore documentation in order to gain a deep understanding of the project requirements
  • Select, measure and track important metrics
  • Visit sites, and any other venues necessary to do the estimate
  • Prepare relevant and reliable budgets
  • Prepare and conduct risk analysis activities
  • Create and present estimates
  • Analyze and evaluate bids
  • Build and maintain long-term relationships with subcontractors and vendors
  • Work in conjunction with owners architects in preparations of bids and budgets

Requirements

  • Previous working experience as a construction estimator for 5 years
  • In-depth knowledge of project management
  • Hands on experience with complex data research activities
  • Good understand of data analysis methods
  • Familiarity with Plan Swift, MS Office, Word and Excel and any other construction software
  • Good time management skills
  • Ability to multi-task
  • Strong interpersonal skills and communication skills
  • Critical-thinker and problem solver
  • Desired requirement of a background in engineering, construction science and management
