This new construction infill project involved a partial demolition and reconfiguration of the existing courtyard to build a ground up fitness building and matching landscaping all in a very tight, high foot traffic space. This project required extensive planning, scheduling and organization to maintain the residents’ secure access to and from the apartment towers and existing courtyard which was the main exit for residents taking their pets out for daily walks. Another very important issue was maintaining secure access to the courtyard at all times and rerouting residents during construction. The scope of work included a new ground up building, installation of an energy efficient HVAC system, electrical systems including internet connection for advanced fitness equipment, an ADA restroom tied into existing apartment utilities, security system with cameras and key fob entry to building and secure gates into courtyard, new raised landscaping to match existing, and features a unique green roof for the building.
